
Telehouse International Corporation of Europe, a subsidiary of Japan’s KDDI Corporation, has begun construction on Telehouse West Two, a £275 million ($370 million) expansion at its iconic London Docklands campus – one of Europe’s most densely interconnected digital hubs.
The new facility marks a major step in Telehouse’s strategy to strengthen the UK’s position as a leading center for global data exchange and artificial intelligence workloads.
Scheduled for completion in 2028, Telehouse West Two will be a nine-story, 32,000-square-meter facility designed to deliver 33 megawatts of additional power capacity to the Docklands site. It will feature 11,292 square meters of white space across six floors and provide floor-by-floor power delivery of up to 4.4MW, supporting the increasing density demands of AI and high-performance computing (HPC) infrastructure. Construction and fit-out are being managed by Flynn Management & Contracting Ltd. in partnership with Jones Engineering Group.
Situated close to London’s financial district, Telehouse West Two is built to serve the next generation of data-intensive workloads, integrating both liquid and air cooling systems to accommodate high-density environments. The facility will also include four secure connectivity risers, two meet-me rooms, and comprehensive physical security systems with multi-layered access control, 24/7 staffing, and continuous monitoring. Sustainability is a central focus of the project.
The new data center facility is being built to BREEAM Excellent standards and will operate entirely on renewable energy, incorporating backup generators powered by hydrotreated vegetable oil (HVO) and heat recovery systems to reduce waste. Telehouse reports that both Power Usage Effectiveness (PUE) and Water Usage Effectiveness (WUE) are being designed to achieve industry-leading efficiency targets. The site is expected to deliver 99.999% uptime, supporting mission-critical operations for enterprise, financial, and cloud customers.
London Docklands Campus
Two new 132kV substations will power the Docklands campus, enabling scalable, resilient energy delivery for expanding digital infrastructure. The development is part of Telehouse’s broader European expansion strategy, following the launch of Telehouse South in 2022, which added 18MW of IT power to the same campus. Together, these facilities reinforce London’s reputation as one of Europe’s most connected data ecosystems.

When complete, Telehouse West Two will expand the Docklands’ role as a gateway for global connectivity – linking financial institutions, hyperscalers, and network operators through one of the most advanced and sustainable data center clusters in Europe.
